In the same September week, Rione XIII and Rubinstein Bagels closed right away and Bar Vacilando announced its last Saturday. All three sat in the old Piggly Wiggly grocery building at 15th Ave E and E Harrison. CHS Capitol Hill Seattle reported that crumbling brick had turned up on the building's Harrison-side wall in August, and One House Hospitality said "ongoing issues with the building" meant it could not keep operating there.
By September 29, city inspectors had looked at that wall and called it stable. The dark corner comes down to one 1920s building and the decisions around its leases. Walk a few doors in either direction and the regular stops are still open. More than 20 of them have signed up for trick-or-treaters on October 31.
What the inspection actually found
The Seattle Department of Construction and Inspections sent its conclusion to CHS on September 29:
"Our building inspection team evaluated the brick façade on E. Harrison Ave (sic). and found the condition appears stable and does not indicate an ongoing safety hazard to the public. A Hazard Correction Order will not be issued."
A Hazard Correction Order is the tool that legally forces repair deadlines and licensed engineering reports, with civil penalties behind it. With no order issued, CHS noted, city code enforcement never made the businesses leave. The building's longtime owners had not responded to CHS's questions as of that report, so the reasons behind the lost leases haven't been explained publicly.
So the corner is quiet for reasons that sit inside one property. Whatever happens next depends on that building, not a sign of where the whole street is headed.
Why one corner reads like a trend
The closures hit a street that had already lost a lot this year. Ada's Technical Books & Cafe at 425 15th Ave E closed on June 6 after 16 years, though its coworking space stayed open. Down the block, the QFC is nearing six years since Kroger closed it.
Hunters Capital's six-story redevelopment of the QFC site got its director's decision approval in May 2025. As of CHS's September 2026 reporting, the project was still on hold while financing and construction costs sort themselves out. The Punk Rock Flea Market and LoveCityLove are using the old grocery block in the meantime.
Those losses are real. The storefronts between them tell a steadier story.
Where the regular stops still are
The best current check on who's open is the 15th Avenue East BIA's list of Halloween on 15th participants, posted for October 31. Addresses below come from the BIA's business directory, which was last updated in May 2025.

The participant list also includes Angel's Shoe Repair, Rudy's Barber Shop, Rufous & Co., Seattle Canine Club, One Bite Café, Rainbow Natural Remedies, Apollo Nails & Spa and Nina Nails & Spa. Together that covers errands like shoe repair, haircuts, dog care and nails.
Two longer-running restaurants have grown this year. CHS marked five years of Kobuta & Ookami at 121 15th Ave E this month. The katsu spot opened in fall 2021 to a line out the door, has since added a Redmond location, and plans a third in Mountlake Terrace in 2027. A restaurant that expands from 15th Ave E is betting on its home location. Bar Cantinetta made the reverse move in 2025, leaving Madison Valley for a new dining room at 555 15th Ave E in the Hilltop Apartments building.
The newest storefronts fill old ones
Look at where the newest arrivals landed and the turnover shows up in the same spaces as the losses:
- Ha Ha Coffee and Tea opened in September 2026 at 324 15th Ave E, in the former Nook and Cranny Books space, serving milk tea, smoothies and coffee.
- Mac and Milo's Barbershop took over Casita International's former space at 423 15th Ave E. In August 2025, CHS reported that its two Capitol Hill stylists planned to start cutting hair that September.
- Bar Cantinetta at 555 15th Ave E made its 2025 move into a newer building, while the oldest building on the strip lost its tenants.
Two storefronts that lost their tenants have new ones, and one restaurant chose the street on purpose. The Harrison corner hasn't followed that pattern yet because its problems belong to a single property.
Two dates on the 15th Avenue calendar
The BIA, which provides services and advocacy for district businesses, property owners and residents, has two events on the street this season.
- Halloween on 15th, Saturday, October 31, 4:00 to 6:30 PM. Trick-or-treating at the participating businesses listed above. The BIA notes that businesses keep their normal hours and some may not be open the whole window. It's the same day Hilloween returns for the first time in three years, according to CHS. Hilloween's Broadway trick-or-treat route runs 4 to 6 PM from AIDS Memorial Plaza, after a Pike/Pine route from Chophouse Row from 11 AM to 1 PM. A family could start at Chophouse Row and finish the day on 15th.
- Capitol Hill Wine Walk, Wednesday, December 9, 5:00 to 8:00 PM. Details are on the BIA's wine walk page.
Between those two dates, the north end of the street leads into Volunteer Park. The Seattle Asian Art Museum is free on Thursday, November 5, from 10 AM to 5 PM, and The Art of Visual Storytelling runs there through December 11. The Volunteer Park Trust hosts a park work party on Saturday, November 14, from 10 AM to noon, meeting at the Black Sun sculpture across from the museum. Pick up a coffee at Ladro or Victrola and it's a short walk up.
What decides the Harrison corner's future
Because the city didn't order repairs, there's no public deadline for anything at 15th and Harrison. In its September 29 report, CHS listed three open possibilities for the building's spaces: rehabilitation for new commercial tenants, major structural work before anyone can reopen, or eventual redevelopment. CHS also flagged a question about the Empress Tree on the site and linked to The Stranger's coverage of it. The next real sign will be a permit filing, a leasing notice or a public statement about the building. Until one appears, the corner stays dark while the cafes, pizza counters and shops elsewhere on the strip keep their regular hours.
