Interest is growing fastest around space, land and distinctive properties. In Seattle, true scarcity means protected views, waterfront access, privacy, usable outdoor space, larger lots or exceptional architecture. Finishes can be replaced. An irreplaceable location or physical attribute cannot, and buyers increasingly recognize the difference.

Forty-three percent of Luxury Property Specialists identified the “low-compromise buyer” as the year’s leading trend. Seattle buyers are informed, analytical and willing to wait. Sellers need thoughtful pricing and exceptional presentation. Buyers can be patient, but a truly rare property may still require a decisive response.

MORE INVENTORY - NOT MORE OF EVERYTHING
More owners may list as mortgage-rate lock-in eases, creating additional choice. Yet more listings will not necessarily produce more of the properties buyers want most. Replaceable homes may offer negotiating room, while well-located, distinctive Seattle properties can remain competitive even as overall inventory grows.
